GENERAL TERMS AND CONDITIONS
The property is leased under art. 1 - subparagraph 2 – lett. C) of Law Nr. 9 December 1998 Nr. 431, in order
to meet the housing needs, exclusively for residential use, of a transitional nature only for tourist purposes.
1. BOOKING
The booking is considered definitively confirmed only upon receipt of the " rental reservation",
which Real estate Domus will send straight after receiving the deposit.
2. PAYMENT
The deposit for booking is the 30% of the rent. The settlement of the balance with any additional cost must be settled
at the arrival, together with the delivery of the keys of the apartment. Under no circumstances the deposit will be returned.
If the applicant is obliged to cancel a written notice must be given.
3. ARRIVAL
The keys will be given only after settleing the total amount of the balance and any other charges. The property is available
from 4 p.m. to 7.30 p.m. on the day of arrival, while the return must be made at 9 a.m. and no later than 10 a.m. on the day
of departure. In the case where the holder fails to collect the keys and the payment of the balance by the second day of the
lease period, the Real estate Domus, on behalf of the lessor, may withdraw from the contract, considering the deposit and require
to pay the entire fee. At the arrival the identity documents must be shown to record all persons who will occupy the apartment.
4. STANDARDS OF ACCOMODATION
The accommodation or the use of the apartment and the communal services by a number of people higher than the agreed and signed
in our offer will result in the termination of the contract, pursuant to art. 1456 cc and the obligation to pay Real estate
Domus, on behalf of the owner, an amount equal to the amount of the fee agreed, as a fine art. 1382 cc. The tenant agrees to
carefully follow the house rules, especially rules on the rest. Pets can be brought and kept in the property unless authorized
by Domus Real Estate and in consideration of the "Regulation" inside of each property. The sub-letting is prohibited.
5. EQUIPMENT OF THE APARTMENTS
All apartments are fully furnished and equipped with kitchen, refrigerator, battery of kitchen, cutlery and television.
Linens (sheets and towels), and tablecloths are not included in the apartments.
6. DEPOSIT
The tenant must take the utmost care of the apartment and the household appliances
(dishes, refrigerator, mattresses, etc. ..). Broken or damaged items must be paid. To guarantee the observance of
the above and of the commitment to leave the apartment in order, the tenant will pay, to Real estate Domus,
on behalf of the owner, also the sum of 100.00 euros (hundred/00) under a loan repayment, a sum which will be
refunded when returning the key, after checking the status of the furniture and the order of the apartment.
In case of early departure or in times of closure of the office, the deposit will be sent by postal order
(minus shipping costs) always subject to review status of the order of the apartment and furnishings.
7. DEPARTURE
The apartment must be vacated by 10 a.m. on the day of departure. Departure must take place within the scheduled
time, in the opening hours of the office, to allow our employees to check the status of the apartments.
No amount will be due in restitution in case of delivery of the keys earlier than the expiry of the lease.
Any extension of the lease must be agreed in writing.
8. RESPONSIBILITY
Real estate Domus acts as an intermediary between the customer and the owner of the apartment. No responsibility can be
attributed to any breakage, accident, delays and incidents that occur in the accommodation. Real estate Domus anyway will
lend its service to help with any problems, provided that any compensation claims should be addressed directly to Real estate Domus.
9. DISPUTES – JURISDICTION
Any dispute which might arise in relation to the lease contract, will be made amicably.
If a friendly settlement cannot be reached, the dispute shall be settled by arbitration at the
“Chamber of arbitration real estate "of Venice, on the basis of the existing Statute-Regulation.
10. PRIVACY
Pursuant to and for the effects of Legislative Decree. N. 196/2003 on "Code regarding the protection of personal data", we inform you
that the personal data included in the booking form will be processed by Real estate Domus in compliance with the law,
solely and exclusively for the purposes related to this service of booking and send you promotional material.
The compilation and the sending of the booking confirmation expresses the customer's consent to the processing of personal data contained
in the module for the purposes mentioned above.
11. TOURIST TAX
From 2013 there tax was established by the City of Jesolo a tourist tax, the payment of which is required at the arrival before the key handover.
